More cost seg studies in San Antonio, without waiting on referrals.

Where you are today, where you want to be, what's in the way, and exactly how we'd close the gap.

1. Your numbers

We fill these in together on the call. Nothing below is assumed, every number on this page comes from your answers.

Answer the questions above

The plan, the price and what it makes you all come from these.

2. Your market

Decision makers we can already find by name in San Antonio, counted Oct 15, 2026. This is a floor: county property records add owners who aren't on these lists.

3. The gap

What it takes to fill your extra capacity, on your numbers.

-

owner meetings held a month to fill the studies you can take on.

-

new studies in year one from owner meetings alone.

-

in new study revenue in year one.

What's in the way today

Most owners of a building worth a study have never heard of cost seg, so they never ask for it. Referrals arrive when they arrive. Hiring a BD rep is a salary and most of a year before you know if it pays.

What closes it

Owners who already said yes to talking with you, each with a ballpark of what they could write off, plus intros to the CPAs who handle real estate clients, so referrals keep coming every tax season.

4. How we get there: the playbook

The exact steps we run, in order. You see and approve the output of each one.

step 1 · days 1-10

Set up the sending infrastructure

Separate domains that look like SegPro but are never your real one, so your main email can never be hurt. Mailboxes warmed up before they send, and an inbox placement test before the first real email.

step 2 · days 1-5

Map every building owner in your market

San Antonio companies matched to county property records, filtered to buildings worth $500k+ that the business owns, not rents. Medical and dental offices, owner-occupied industrial, and the other property types you study. Owner names, verified emails, your current clients removed. You get the count by property type.

step 3 · days 1-5

Map the CPAs who handle real estate clients

San Antonio CPA firms with real estate and construction clients, the partner who owns those relationships, verified emails.

step 4 · kickoff

Build an offer an owner says yes to

"Want a cost segregation study?" gets deleted. A ballpark of what their own building could write off doesn't. We build that estimate per building from the property record, using your rules of thumb.

step 5 · week 2

Write the campaigns, one per segment

A dentist who owns her office and a manufacturer who owns his plant care about different things, so each segment gets its own angle. CPAs get their own campaign. You approve every word.

step 6 · every reply

Our setter qualifies and books

A person calls every owner who says yes, checks the conditions below, and books them on your calendar. Anyone who doesn't fit doesn't get booked.

step 7 · every meeting

Brief and confirm

You get a brief before each call. The owner gets reminders so they show. No-shows are replaced at no cost.

step 8 · day 30, day 60

Learn and scale

Weekly numbers, a readout at day 30: which property types and angles book, what owners and CPAs are saying. Cut what loses, put the volume behind what wins. Day 60 is the review.

Timeline: what to expect, and when

Honest version. New mailboxes need about two weeks of warm-up, so the first meetings land in weeks 3 to 5, not week 1.

What a meeting brief looks like

Example format, made-up company.

Alamo Heights Family Dental · San Antonio, TX · owner: Dr. Lisa R.

  • Owns a 6,200 sq ft office building, bought in 2021 for about $1.4M
  • Has never had a cost seg study, her CPA never brought it up
  • Why talk now: our ballpark said she could write off a lot more this year than she is
  • Wants: to know if it's real and what the study costs
  • Best time: Friday afternoons

What counts as a qualified meeting

We agree this together on this call, and it goes into the agreement word for word.

  1. The owner (or whoever decides on the study) is on the call.
  2. They own the building, worth at least your floor.
  3. In your area: San Antonio.
  4. A real reason to talk: open to a study for this tax year or next.
  5. It happens: they show up. No-shows are free and replaced.

CPA intros are part of the monthly fee, not billed per meeting.

5. What it costs

Priced from your answers in section 1, so it changes as they change.

MONTHLY
Monthly
-
  • Market map, list, campaigns, inboxes, appointment setter
  • CPA intros included, so referrals keep coming after we stop
  • Month to month
Per meeting
-
  • Only owner meetings that actually happen
  • No-shows are free and replaced
  • Owner, owns the building, in your area, open to a study

6. What this makes you in the first year

From your answers in section 1. Month 1 has fewer meetings because emails start going out around day 15. Money is only counted once a client actually pays you. CPA referrals aren't counted, they're upside.
